Nazare, a Silver Coast Town Full of Character and Characters!

Here on the Silver Coast we have an amazing friend from Nazare called Silvino who is a very talented musician. He writes and plays the most delightful guitar music imaginable in almost any style, some of which will bring tears to your eyes.

Money Makes the World Go Round

It is said that ‘money makes the world go round’, and unfortunately, this really does seem to be true.

One of the advantages of living here in Portugal is that the cost of living is significantly lower than in the UK. You will notice this to a lesser or greater degree depending on your lifestyle, but it is fairly safe to say that you will definitely pay less here for things such as food and drink especially in bars and restaurants. Something I for one, really appreciate!

For me one of the greatest advantages of the internet is to be able to manage my UK bank account at home in Portugal at any time of day or night – how did we manage before this miracle of technology?

My life is also made a lot more straightforward by the fantastic cashpoint, or ‘Multibanco’ machines here. The Portuguese seem to have a knack for technology and they have really gone to town with automated banking. As well as the usual withdrawals and statements you can do the following:

• Pay utility bills (electricity, gas and water)
• Pay services and purchases
• Buy tickets for concerts and shows
• Buy cinema tickets
• Buy a fishing license
• Deposit cash which is instantly counted and credited to your account
• Make inter-bank transfers
• Make transfers from one account to another within the same bank

• Pay Income Tax
• Pay Value Added Tax
• Recharge mobile phone credit
• Make miscellaneous payments to the state

Pass the Port!

The great British tradition of drinking Port after dinner is enjoyed by a greater number of people at Christmas time than at any other.

This delicious fortified wine comes only from the Douro valley a scenic drive north of the Silver Coast in Portugal. This beautiful wine growing area is one of the oldest in the world officially demarcated in 1756. The landscape has changed little since Roman times when vines were first planted on these slopes.

The north of Portugal is subject to higher rainfall than we have here on the Silver Coast, making the conditions ideal for growing the grapes used in port.

Port as we know it today first appeared in the 17th century when brandy was added to the rich red wine stopping the fermenting process and leaving more sugar, producing a sweeter, fortified wine that travelled well to Great Britain.

In the UK there is much ceremony and ritual attached to drinking port, such as only passing the bottle to the left when sitting around a dining table, the ladies leaving the table to allow the gentlemen to enjoy their port and cigars, (I can’t imagine many men getting away with that these days!) and at state banquets the Queen always makes the toast with port.

Due to the changes in our dining habits these days the port wine industry has decided it is time to reinvent itself and appeal to younger consumers, and their campaign appears to be working.

According to one of Britain’s port wine experts 48% of port in the UK is drunk by women and 45% is drunk by people under the age of 45.

Owning a property on the Silver Coast in locations such as Sao Martinho do Porto, Salir do Porto or Nazare would make it very easy for you to pop up to the Douro valley to sample the delights of the port wine lodges dotted along the banks of the river.

Then, if it rains you can always pop back down to your villa or apartment again and soak up a bit more Silver Coast sunshine.

Discovering Caldas da Rainha

Here on the beautiful Silver Coast of Portugal we are blessed with many picturesque towns and villages full of history, stunning coastal views, quaint restaurants and bars and a wonderful holiday atmosphere.

But what if you live here? Or what if you visit the area regularly, staying in your own holiday apartment or villa? You might want to experience a bit more than just sandy beaches and ice cream.

That is where places like Caldas da Rainha come in to their own, located about 20 minutes inland from Foz do Arehlo and with Obidos just ten minutes away Caldas is right in the centre of the fabulous Silver Coast region.

This bustling little city of around 25,000 inhabitants was established in the 15th century by Queen Leonor who founded a hospital at the site of the therapeutic hot springs. The hospital is still in operation today making it one of the oldest institutions of this type in the world.
Although modernised and extended, tours of the original parts of the hospital can be booked through the museum behind the main building and it is a fascinating place to visit. The original pool is still there with its domed ceiling carved from stone, the misty atmosphere created by the warm water pervaded by the strong aroma of sulfur.

Back outside in the fresh air and sunshine you will find yourself in a little square along one side of which can be found an entrance to the impressive park. This is a beautiful formal garden reminiscent of the Victorian parks found in the UK. Along with the huge range of exotic plants, trees and grassy areas there is a boating lake, a bandstand, tennis courts, a children’s playground and a lovely café/restaurant with lots of outside seating. It is a delightful place to while away an afternoon.

I should also mention the fantastic farmers market held daily in the Praça da Fruta the big market square in the centre of town. Caldas da Rainha is the only place in Portugal hold a daily market and it is a great place to pick up some fresh produce. Lots of colour, lots of noise, lots of fun.

There is also plenty more retail excitement to be had in the wide variety of shops and stores found in and around the city, including several supermarkets and shopping centres, and with a choice of cinemas, theatres and a new bowling complex, there is plenty of other entertainment too.

A short drive north of Caldas brings you to the coastal towns of Salir do Porto, Sao Martinho do Porto and Nazare, all great unspoilt holiday destinations with long sandy beaches.

All you need to know about São Martinho do Porto

Brief History:
Founded by the monks of Alcobaça in the 13th century, São Martinho do Porto has been a favorite summer destination among local Portuguese for centuries and was even the holiday destination of choice for the Portuguese royal family. The promenade was renovated in 2006 and is now a popular walking spot for families and tourists as it wraps around the shell shaped bay. It is considered as one of the gems of the Silver Coast.

Accommodation:
There are a few hotels, B & B’s and camping sites but the most popular form of accommodation in São Martinho do Porto is rentals, apartments in São Martinho do Porto are within walking distance of amenities and the beach. People who have bought apartments in São Martinho do Porto have experienced amazing rental returns.
Safe:
I have spoken about this before but São Martinho do Porto has to be one of the safest places I have ever been, added to that the bay offers a very safe swimming beach for children and the elderly.
Amenities:
Some vibrant pubs, amazing restaurants and interesting shops make the beach front nightlife an enjoyable experience for everyone. There are also the regular festivals and live music events that include a breath taking fireworks display.

Natural Beauty:

It is one of the greenest areas in Portugal, the shell shaped bay is breath taking and there are some stunning look out points like at Salir do Porto with stunning bay and countryside views.
People:
The most amazing, friendly, helpful and good hearted people you will ever meet, I still can’t believe how wonderful the local people of São Martinho do Porto are.

Money for free in Portugal

Portugal is the only country in Europe where you do not pay to use an ATM. You can draw money, transfer money or deposit money at an ATM in Portugal and you will not pay a cent, no bank charges.

It is a wonderful feeling when you are drawing 10 Euros at an ATM in Nazare, or Obidos or São Martinho do Porto and only 10 Euros gets taken out of your account.

In addition Portuguese banks are still giving out mortgages, our new apartments and villas come pre-approved and all our clients have taken out mortgages this year using a Portuguese bank. Of course it helps when the interest rate is the lowest it has ever been.

Portuguese Lessons on the Silver Coast

I live in the beautiful town of São Martinho do Porto on the Silver Coast, there are a many things that I love about this place, the bay is stunning, Nazare is just 10 minutes away and is a sight to behold at sunset and home to the Silver Coasts only Irish pub, Obidos castle is spectacular and just 15 minutes away and if that wasn’t enough I can be in Lisbon in less than an hour and watch live sport or some of the best bands in the world perform live.

I have found one more thing that I love and it once again demonstrates the hospitality and kindness that one can experience on the Silver Coast. 5 minutes walk from my apartment is the local school in São Martinho do Porto where for € 6.50 I can attend Portuguese lessons. This is an initiative organized by the tourism board in São Martinho do Porto and a Portuguese lady volunteers her services 3 times a week and teaches me and 20 other people Portuguese.

She is a wonderful woman, warm, inviting and kind . . . just like the Silver Coast.

How to choose the right agent (Part 4)

What you need when attempting to purchase a property here in Portugal is an honest, hard working and straight talking Estate Agent who will act in your best interests and can be assured that if they put in the work they will get the reward. That last part may sound a little out of place but think about it this way, if you try to work with every agent in the country then firstly you will not build a relationship with any of them and secondly each agent will show you the best villa or apartment they have on that day and then forget about you because they know that you are going to meet another 100 agents afterwards.

Is it not then better for you to have one Agent who puts 110% effort in finding you exactly what you want, rather than many agents who really don’t put in any effort at all? As I mentioned before, maybe it won’t happen the first trip but rest assured if you build a good relationship with that one Agent then he will still be working for you after you have gone home. Even if you see a property online you could ask your agent to go check it out and send you more photos or additional information etc. How much will this cost you? NOTHING AT ALL. Estate Agents in Portugal are paid by the vendor so take advantage of that fact.

How to choose the right Estate Agent in Portugal (Part 2)

If you are an overseas buyer then it will be in your best interest to choose an Agent who is based in Portugal and who has plenty of experience in dealing with foreign buyers. Obviously the issues and concerns that you will have prior and throughout the purchase will be completely different than that of a local Portuguese buyer. Don’t forget that you are in a foreign country and remember there is a language barrier especially pertaining to purchase contracts etc. It is very important that the Agent you choose to work with, is based in the area you want to purchase, in the case of the Silver Coast, you want an agent who is central to all the main areas like Obidos, São Martinho do Porto, Nazare, Caldas da Rainha and Foz do Arelho, an agent who can provide you with all the back up and support that you will require to make the purchase of your villa or apartment a smooth and enjoyable one.

There is a misconception that many overseas buyers have to not take recommendations from their Agents with regards to lawyers, mortgage brokers, management companies etc. If you are working with an established and reputable company then you should listen to their advice. Any recommendations for lawyers or mortgage brokers made by your Agent must be independent as stated under Portuguese law. If you have any doubts about the honesty of the Estate Agent then you should not be working with them in the first place.

Property Investment Tips (part3)

Prices for property on the Silver Coast range from just €150k for new build 2 bedroom apartments walking distance to the beach to only €235k for a new 3 bedroom villa with pool. With prices as low as these, every indicator points to the Silver Coast area having one of the highest growth potentials within the European Union . The area attracts buyers from all over Europe and is only a day’s drive from the centre of the EU. Many continental Europeans do in choose to drive to the Silver Coast which in turn lowers the cost of their holiday meaning they revisit the area more than once each year.

Our 100th blog

This is our 100th blog! And what better way to celebrate then to tell you another wonderful story about this amazing place that I am so happy to call my home.

I was recently on leave and decided to spend some time in Cascais. I had a wonderful time resting, sleeping in and not having to worry about anything work related for a whole week. On Sunday I made my way back to my apartment in São Martinho do Porto on the Silver Coast and just my luck my car starts to overheat, the oil was fine and the water was fine but for some reason it kept overheating. I took evasive action turned off at the next off ramp and ended up in a little village called . . . ‘I don’t know what’.

There I was parked outside a little quinta that belonged to an old Portuguese farmer, let’s just say we had some communication problems but we both agreed that the car was not working. As I waited for the tow truck to come the old man and his wife were wonderful, offering me, a complete stranger, food, water and even beer.

I managed to get a tow truck driver to take me to a mechanic in Caldas Da Rainha. Now when you have a 30 minute trip with someone who doesn’t have much to say in Portuguese never mind English the trip feels a lot longer but then the unthinkable happened, the grumpy, non-talkative tow truck driver put in a Rod Stewart cd and all of a sudden there was no more awkward silence as we sang along to the classics together.

It turned out to be a great day and once again I was reminded of what a special place this is.

High speed on the Silver Coast

Another exciting took place on the Silver Coast, this time in the vibrant town of Caldas Da Rainha. Caldas Da Rainha is well known in the region for its night life, apartments, shops and street market. But it was the countryside surrounding Caldas Da Rainha that was transformed into a high speed, high adrenalin race track as the National Rally Championship held its 5th leg last week.
Like everything on the Silver Coast, the rally was a great event, enjoyed by thousands of on lookers who got to see a pulsating finish with just 2 seconds separating 1st and 2nd place.

Caldas Da Rainha has become a regular part of the rally circuit and if this year’s event was anything to go by it will continue to be one of the favorite venues for years to come.

Increased summer rentals on the Silver Coast

The summer is drawing to a close and it has been a busy one for the people at Silver Coast Hospitality. Figures have shown more rentals this year compared to last year and the apartments rented out by the local company have been fully booked since mid June proving that the Silver Coast, especially São Martinho do Porto, remains a popular holiday destination for visitors from all over Europe and the UK despite current economic conditions.

More magic on the Silver Coast

The annual Alfeizerão cycle race took place this week on Monday the 7th of September. I have no idea who won, I have no idea who competed or how many people competed for that matter, what I do know is that it was organized by the local community of this special village on the Silver Coast.

Alfeizerão is not as well known as some of its Silver Coast neighbors like São Martinho do Porto or Foz do Arelho and it is not as big as places like Obidos or Caldas da Rainha, but once again I saw examples of great hospitality and amazing community spirit and this is something worth writing about.

Roads were closed off in the middle of the day, with residence having to park outside the race circuit and walk to their homes, backyards were used to provide stands for spectators and people took the time to stand outside offices and shops to cheer on the cyclists. If that wasn’t enough, owners of villas and apartments and even churches made their electricity boxes available for decorative lighting used on the streets in the evening as the celebrations continued into the night.

Due to be opened mid September, the new supermarket is perfectly placed, just off the N242, presenting easy access for people from nearby apartments, villas and surrounding villages.

Previously locals from São Matinho do Porto could do their at a number of smaller shops but if they needed to go to a bigger supermarket or one that stayed open later than 9pm then the only options would be to go to Caldas Da Rainha or Nazare. Children playing in the street at midnight on the Silver Coast

Being from South Africa, when driving at midnight the only thing that you see on the road at this time is other people driving as fast as they can to get home. You see driving at that time if night is not very safe, there is a law in South Africa that if you are driving after 11:30pm and you are waiting at a traffice light, if you see something suspicious you are allowed to jump the red light if the way is clear. South Africa and more specifically Johannesburg has one of the highest hijack rates in the world.

Now I live in Portugal, last night I was driving home from seeing a movie, it was 12:05. I was driving through Caldas Da Rainha which happens to be one of the busiest and most commercial towns on the Silver Coast. I drove past a play ground and was surprised to see how many children were playing, these were not teenagers either, they were little, 8-10 years of age. There was no parental supervision and these children were happily playing on the street, their parents in their apartments or houses without a worry, this would appear to be bad parenting but this is a testamnet to the Silver Coast, parents can rest assured that their children are okay here.

This is still something that amazes me everyday, children are safe here, safe enough to play on the street after midnight.
